applying is easy
- Applying for a property is done conveniently online. If you see a rental option that you like and want to apply, simply click the APPLY button within the listing and answer the fields to the best of your abilities.
- One application per adult is required. Once ALL required information has been submitted, we can process an application within one business day. Please contact us if you need any assistance with the application process.
- We encourage the applicant to see the property they are interested in after being approved and discourage "sight unseen" move-ins.
QUALIFICATIONS
When processing an application, we look at the following factors to determine an applicant's eligibility:
- Income: Gross income meets or exceeds (3x) the rental amount per month. Only two applicants' income will be included to reach this threshold. Unrelated tenants must each qualify individually.
- Employment: Two months of recent pay stubs/self employed applicants must provide two recent tax returns.
- Rental history: Excellent landlord reference or payment history as a homeowner (at least 1 year verifiable rental history preferred). No evictions in the last 6 years and no money owed to current or former landlord (regardless of length of time).
- Screening: In order to complete the application, we order a screening report that includes a credit, eviction, and a background check.
- Credit: Accounts in good standing on your credit report (medical and student loans excluded)
- Background: In an applicant's background check, we look at criminal history including arrests, felonies, and trends.
